Living and investing in Panama in 2026: how to read a property before you decide

In a more selective market, the best purchase is not the one that promises the most: it is the one that survives scrutiny.

SERVMOR JOURNAL

Price is only the beginning

Panama is not one single market. A waterfront property, a city apartment and a home in West Panama serve different buyers, costs and futures.

MEF data shows an economy that grew 4.4% in 2025, while private construction sent mixed signals: permits fell 0.6% in value and 11.9% in square meters; in the district of Panama, however, residential permit investment rose 31.3%.

The right question is not “buy” or “wait.” It is how to compare better: location, documentation, operating cost, real demand and future exit.

PANAMA IN CONTEXT

Property is also understood with your eyes open.

City, heritage, housing and nature all shape the value an address can sustain.

THE MARKET SIGNAL

More activity does not mean less discipline.

An aggregate recovery can coexist with uneven inventory, different maintenance costs and buyers who compare more before committing capital. That is why value is not only the entry price: it is the quality of the information behind the decision.

THE SERVMOR CHECKLIST

Five questions before you decide.

A viewing shows the property. A good review shows the asset.

These questions do not replace a lawyer, bank or inspector. They structure the conversation so each professional can review what belongs to them.

01 · TITLE

Is it legally clean?

Request a current Public Registry certificate and verify ownership, area, restrictions, liens and pending entries before negotiating seriously.

02 · REAL COST

What does it cost to hold?

Calculate maintenance, insurance, administration, taxes, repairs and possible special assessments. Net return starts after those costs.

03 · LOCATION

Does it work without the brochure?

Test commute times, noise, access, services, drainage and the pedestrian experience at different hours. The address must work for the life it will actually have.

04 · DEMAND

Who will want it next?

Define whether the likely exit is living in it, renting it long-term or selling it. Do not build the decision on a single rental or resale scenario.

05 · DOCUMENTS

What is proven, not promised?

Verify permits, the horizontal property regime, common-area condition and property tax clearance. DGI and the Public Registry should be part of the file.

Operational references: Public Registry property certificate · DGI property clearance form · INEC Building Construction Census.

05 · THE PHYSICAL CONTEXT

The asset also lives in a climate.

The relationship with water, shade, vegetation and maintenance is not decorative: it affects experience, operations and perceived value.

THE CONCLUSION

The best property is the one that still makes sense after the emotion.

For living, prioritize the daily friction you are willing to accept. For investing, model demand and costs before looking at gross return. To preserve value, look for solid documentation, a legible location and an asset that does not depend on a single trend.

At SERVMOR REALTY, we believe a modern real estate decision should feel as clear in the documents as it does during the viewing.
